How SellReady Works

Any lawyer or agent with access to SellReady can register a property on SellReady. They must upload a deed or a fully executed sale agreement.

The only people to get access to transaction data are the lawyers and estate agents who are representing the buyer or seller, or a future lawyer who is conveyancing the same property.

SellReady is designed to protect your data. SellReady keeps a record of every instance of data sharing including who shared it, when, with whom, who recipient is acting for. The system also tracks each access to the transaction and to each associated document. We use industry-standard encryption to safeguard data both at rest and in transit. Your data is stored in the EU on Amazon Web Services, a world leader in secure data hosting. Our infrastructure is regularly audited and updated with the latest security patches, and we enforce strict access controls, ensuring that only authorized personnel have access to sensitive information. Additionally, we follow best practices in data handling and comply with GDPR regulations to maintain the highest level of security for our users.

SellReady stores transaction data indefinitely for the purposes of making the completed deed and other transaction documents available to buyer and seller, and to enable a lawyer who is conveyancing the same property in the future to verify the title certified during the current transaction.

The law in TT requires lawyers to store property transaction data for a period of 6 years after the transaction and SellReady supports this legal requirement. In addition, a limited set of transaction information will be maintained indefinitely on SellReady and cannot be deleted. This includes the property name and address, the date of the transaction and the names of the buyer and seller. This information is already available in other public records and SellReady enables lawyers to independently verify that the list of transactions is complete and unaltered. If you want other associated personal data to be deleted after the legally required retention period, we will either delete, redact or anonymize your personal data at the end of the retention period but that will prevent SellReady from providing that information to you at a later date. Reviewers

If no lawyer is already engaged by the buyer or seller, SellReady invites one of the lawyers on the SellReady to act as Reviewer. If that lawyer does not respond within two business days, SellReady withdraws the invitation and invites another lawyer to act as Reviewer.

The parties to the transaction are free to use any lawyer. If a newly-appointed lawyer is already on SellReady, they get immediate access to all the existing transaction information, documents and history, and the Reviewer’s access to transaction information is revoked. If the newly-appointed lawyer is not on SellReady, they can be invited and granted access by one of the existing transaction participants, or they can independently join and request access.

The Reviewer does the following via the SellReady Platform;

  • Reviews the deed and creates a customised checklist of documents for the property.
  • Provides an initial review of any uploaded documents and approves or rejects each one.
  • Provides a reason for the rejection of any rejected document.
  • Answers reasonable questions about the transaction from the agent.

Any feedback from the Reviewer (including the checklist and the acceptance or rejection of any document submitted for review) should be considered informal guidance and not legal advice.

There is no obligation on lawyers to act as a Reviewer in order to use SellReady.

The Reviewer notifies the agent for the seller of any issues via the SellReady Platform.

All lawyers on SellReady are eligible to serve as Reveiwers.

SellReady uses a round robin algorithm to evenly invite Reviewers to new transactions. This ensures a level playing field. A lawyer in individual practice will get the same number of invitations as a firm with many lawyers.

Pricing

SellReady charges a modest transaction fee to the professional users of the system for each completed transaction.

Platform Governance

The policies are defined and revised by SellReady in consultation with an Advisory Board in each jurisdiction that we serve.

The SellReady TT Advisory Board includes from some of the leading lawyers, lenders and brokers in TT.

The Advisory Board meets approximately once per month, usually via videoconference, to consider changes to SellReady policies and enhancements to SellReady.
